Repiping a house that's ready for it

A repipe is a big job, but sometimes it's the honest answer. Yakima's older neighborhoods still have houses running original galvanized supply lines that have been narrowing from the inside for decades, and at some point the leaks and pressure problems outpace the patches.
How do I know it needs repiping?
- Low pressure everywhere, not just one fixture
- Rust-colored water when taps first turn on
- Pinhole leaks that keep appearing in different spots
- Galvanized pipe visible in the crawl space or basement that looks its age
One pinhole is a repair. The third pinhole in a year is the pipe telling you it's done.
What does it cost?
A full repipe is quoted per house, not per page. Square footage, story count, and how much of the run is reachable without opening finished walls are what move the number. PEX is the usual material now: faster to run, cheaper than copper, and it handles the valley's freeze-thaw better than rigid pipe. The pro who calls you will walk the house and price the actual job.
How disruptive is it?
Less than people expect. Most repipes take one to three days, water is usually only off during work hours, and the drywall cuts are small and patchable. Ask whoever quotes it how they handle the cuts and the patching, because that part varies.
