Water heater repair and replacement

Cold shower, rumbling tank, water pooling at the base: that's the usual trio. Most tanks last 8 to 12 years, and once the tank itself starts leaking there's no repair, only replacement.
What's it usually cost?
- Standard tank swap (40 or 50 gallon, gas or electric): the baseline job, priced by fuel type and what the code items need
- Tankless conversion: more, and worth quoting separately because gas sizing and venting vary house to house
- Repair (element, thermostat, valve): much less, and worth doing on a younger unit
The code items below move the number as much as the tank itself, which is why a real quote lists them instead of burying them.
Repair or replace?
- Under 8 years old, fixable part: repair usually makes sense
- Rumbling, rusty water, tank leaking: replace it. A leaking tank doesn't get patched
- Running out of hot water: either a bigger tank or a tankless, depending on your household
What's different in the valley?
City water in Yakima comes off the Naches River and tests soft, so scale buildup inside city tanks is less brutal than in a lot of Washington. Down-valley systems like Sunnyside run on harder groundwater, where sediment chews through tanks and elements faster. Where you live changes how long the tank lasts. A real install also includes the code items: expansion tank, seismic strapping, proper venting. Those belong in the quote, not on the surprise line of the invoice.
